Most of what reaches a family office is packaged, picked over, and priced for asset gathering rather than long compounding. The cost of settling isn't dramatic. Why Student Housing

An asset that behaves the way patient capital wants it to

Student housing sits where real estate and higher education meet. Its demand is driven by university enrollment, which has historically been resilient at the large flagship universities we target, including through broader economic downturns. Leases are commonly backed by a parent or guarantor, and demand resets with every incoming class. At these universities, demand has deepened while new supply has been constrained. The result is a real asset with resilient, recurring income, held for the long term rather than traded on a quarterly clock. Like any private real estate investment, these are long-term, illiquid commitments: there is no public market for fund interests, distributions are not expected during the development period, and investors may lose some or all of their invested capital.
