What you're actually investing in, in plain terms
You invest by putting money into a single fund, and holding a share of it. That fund develops and owns student housing at strong universities. As those properties get built, leased, and operated, the fund aims to generate income and long-term value, and your share participates in that. You don't manage anything, you don't take on any operational role. You make one investment and own a piece of a real, tangible portfolio. Like any private real estate investment, these funds are long-term, illiquid commitments: there is no public market for fund interests, distributions are not expected during the development period, and investors may lose some or all of their invested capital.
