Student housing sits where real estate and higher education meet, and its demand has historically been less tied to the economic cycle than most property types. In the 2008–2009 downturn, unemployment nearly doubled while postsecondary enrollment grew by 2.4 million students. That pattern has not held in every downturn, but it reflects a demand base anchored to enrollment rather than employment.

Society Hill invests in student housing from the ground up, walkable to campus, at large public universities in the deepest-demand conferences below. Each project is built and managed in partnership with an experienced student housing developer, pairing rigorous site selection with active, hands-on execution.

The strategy is led by a team whose student housing development experience, through 908 Group, spans nearly two decades and multiple market cycles — work that has attracted repeat institutional capital from names respected across real estate investment, including Harrison Street, Kayne Anderson, and Canyon Partners. These institutions invested in prior projects led by Society Hill's principals; they have not invested in, and do not endorse, any current Society Hill offering.

Who We Are
Founder-led, with skin in the game
Founder Justin Wilson leads Society Hill Capital with more than two decades of real estate experience, spanning investment management, development, and operations. Society Hill has developed over $1 billion in assets and successfully exited more than 15 of them alongside family offices and institutional partners. In 2019, Justin founded Society Hill Capital to give qualified investors the same institutional-caliber access to private real estate the team had built its track record on. Since inception, Society Hill has invested its own capital directly alongside every investor, an alignment that extends to Fund I.
Why Now
A window that is open, and closing
New student housing construction has slowed as building and financing costs have risen, and far less of the supply that would compete away returns is being built. Enrollment at the large flagship universities we target has continued to grow. Fewer new beds meeting rising demand favors the owner of well-located existing assets.
