Society Hill Capital

Demand is rising. New supply has stalled.

Society Hill invests in purpose-built student housing at large flagship universities, where enrollment has kept climbing and new construction has slowed. Two ways in: a growth fund open now, and an income strategy in development.

REDUCED BLIND-POOL RISK

A pre-constructed portfolio, not a blind pool

The Fund is already invested. Nearly half the portfolio is visible before subscription — named assets at named universities, with underwriting in hand — so capital can go to work promptly rather than waiting in an unidentified pipeline.

Reduced blind-pool risk

Investors can see nearly half the portfolio before subscribing — named assets, named universities, underwriting in hand — rather than committing to an empty mandate.

Compressed J-curve

Capital goes to work immediately, mitigating the early period of fee drag on undeployed capital.

Late-stage entry

Investors join projects already sourced, structured, and in execution rather than waiting on deployment.

Condensed duration

Committed projects deliver 2027–2029, positioning earlier capital return within the fund life.

Remaining capital will be invested at the Manager's discretion consistent with the Fund's strategy. Actual results depend on deployment pace, project execution, and exit timing.

THE RESILIENCE

Demand that has risen when markets fell

Student housing sits where real estate and higher education meet, and its demand has historically been less tied to the economic cycle than most property types. In the 2008–2009 downturn, unemployment nearly doubled while postsecondary enrollment grew by 2.4 million students. That pattern has not held in every downturn, but it reflects a demand base anchored to enrollment rather than employment.

The Fund

Fund I at a glance

Strategy — Ground-up, purpose-built student housing, entered at the Co-GP level alongside experienced student-housing sponsors; including affiliated developer 908 Group

Markets — Pedestrian to campus, Power 4 universities

Target fund size — $25 million

Minimum investment — $250,000

Investment period — 3 years

Structure — Delaware limited partnership investing through a dedicated special purpose vehicle for each project

Why This Fund

Built to create value three ways

I

Development Value Creation

Ground-up development targets a cost basis below the stabilized value of comparable existing assets. Value is created in construction and lease-up — not bought at market price.

II

Structural Demand

Enrollment at Power 4 flagship universities continues to grow while sites pedestrian to campus are scarce and slow to entitle. Demand rises; competing supply is gated.

III

Alignment

The principals invest their own capital alongside limited partners, and each project is held in a dedicated special purpose vehicle for clean, asset-level transparency.

What We Do

A disciplined, hands-on approach

Society Hill invests in student housing that is walkable to campus, at large public universities in the deepest-demand conferences below. Each project is built and managed in partnership with an experienced student housing developer, pairing rigorous site selection with active, hands-on execution.

Track Record

Experience institutions have trusted

The strategy is led by a team whose student housing development experience, through 908 Group, spans nearly two decades and multiple market cycles — work that has attracted repeat institutional capital from names respected across real estate investment, including Harrison Street, Kayne Anderson, and Canyon Partners. These institutions invested in prior projects led by Society Hill's principals; they have not invested in, and do not endorse, any current Society Hill offering.

Track record and partner history reflect the founder's experience through 908 Group entities, not Fund I. Past performance does not guarantee future results.

Why Now

A window that is open, and closing

New student housing construction has slowed as building and financing costs have risen, and far less of the supply that would compete away returns is being built. Enrollment at the large flagship universities we target has continued to grow. Fewer new beds meeting rising demand favors the owner of well-located existing assets.

Is This for You

A fit for a particular investor

A Fit If You

+Can commit capital for a multi-year horizon
+Already hold private and illiquid investments
+Want development-side real estate exposure the public markets no longer offer

Not a Fit If You

−May need the capital before the term ends
−Need daily liquidity
−Want a publicly traded, daily-priced investment

This is a focused, illiquid, private real estate investment, right for a particular kind of investor and deliberately not for everyone. There is no public market for fund interests, distributions are not expected during the development period, and investors may lose some or all of their invested capital.
